Terms & Conditions

These terms govern access to and use of the Best Local Cleaners strata portal, including property dashboards, cleaning schedules, attendance and completed-report views, resident feedback tools and any connected online system made available to you.

Last updated: June 2026. These portal terms supplement the published Best Local Cleaners service terms and Canvas ICT Pty Ltd platform terms. They do not replace any written quote, service agreement, invoice terms or mandatory rights under Australian law.

1. Parties and roles

Best Local Cleaners is the cleaning-service business responsible for bookings, cleaning communications and service outcomes to the extent stated in its published service terms and applicable law. Canvas ICT Pty Ltd provides and supports the portal technology, authentication, hosting and security. Canvas ICT is not the cleaning-service provider.

By accessing the portal, accepting an invitation or continuing to use the system, you agree to these terms. If you do not agree, do not use the portal.

2. Access and account security

Access is by invitation and is scoped to specific properties and a role (company admin, strata manager or committee member). Accounts are personal — do not share your sign-in. You are responsible for activity under your account and must notify us of any suspected unauthorised access.

Manager and committee accounts are individually attributed for audit purposes. Resident feedback via a building QR code is anonymous-by-default and never grants dashboard access.

3. Acceptable use

Use the portal only for legitimate strata-management purposes. Do not attempt to access properties or data outside your assigned scope, scrape data, disrupt the service, or submit unlawful, abusive or misleading content (including resident feedback).

4. Portal information

Schedules, attendance times and reports are provided for transparency. Attendance and report times are recorded server-side. Information may be updated as jobs are completed; figures shown are indicative and do not vary any written agreement, invoice or cleaning outcome.

5. Liability and warranties

To the extent permitted by law, the portal is provided “as is”. Canvas ICT and Best Local Cleaners are not liable for indirect or consequential loss arising from portal availability or content. Nothing limits rights that cannot be excluded under the Australian Consumer Law.

6. Privacy, suspension and changes

Your use of the portal is also governed by our Privacy Policy. We may suspend or revoke access for security, misuse or at the request of the managing strata company. We may update these terms; continued use after an update means you accept the change.
